Q. What makes a lot more desirable than others?
A. Factors like which direction your home is facing and the surrounding street traffic all play a role in what can make your lot more desirable than others. If your lot faces North/South or has an East or North East patio, for example, you’ll have great shade in the summertime, which is a definite plus to buyers.
Another factor to consider is the privacy of your lot. A busy corner can take away your privacy and add unwanted noise. And a house that sits at a dead end with two streets on either end (a “T” position) may have less traffic, but can be bothersome at night when car headlights shine through the windows.
Buyers are also hesitant about single story homes which back up to two-story homes. Many feel that the two-story home will be looking down on their back patio. Homes which back up to another patio or bedroom windows, called “Patio to Patio or Window to Window” can also be hard to sell. The best fix is to plant landscaping like trees and shrubs to counteract the lack of privacy.
Evaluate your lot position and consider lowering our price to compensate for these negative features. Lot is an important factor in a Buyer’s Market.
