SUN CITY GRAND ACTIVE ADULT RETIREMENT COMMUNITY SOLDS FOR 2011

Recently, I had a Canadian buyer who was interested in Sun City Grand’s listings.  And, I provided them with all sales in Sun City Grand for 2011.

Through my research on the Arizona Regional Multiple Listing Service (ARMLS), I discovered that 425 properties sold in 2011 in Sun City Grand.  And, there were fifteen properties representing the bottom 3 1/2 percent of the Sun City Grand market.  Here’s the breakdown: Three homes sold by regular Sellers for $125,000, and one of these homes sold a few months later for $145,000.  The range is between $125,000 and $146,000 for homes sold by Sellers.  Most of these properties were close to the 303.  Some backed up to Goldwater or a busy corner.  Bank Owned properties referred to as REO sold, between $133,000 to $144,000; and five short sales which sold from $125,000 to $139,000, both categories with prices in this group.

After further discovery, one home sold in a good area in the interior part of Sun City Grand sold to a relative.  This paints a different picture on the market because it’s not considered an arms-length transaction.

Another observation the market bottomed out during July, 2011, and we haven’t seen another sale as low since.   And, in the last few months of the year the prices overall have been closer to asking price if priced at market value.

The question is have we seen the bottom of the market?  It appears that prices are holding value in Sun City Grand.

MEREDITH GOES PICKLEBALL WEEK 4

BALL WEEK 4

Thanksgiving week!  There were seven of us, and my husband (Jim Rupe) filled in a forth.  We had two courts.  Jim Rupe, an “A” player, played with us and gave us tips.

We all learned a lot, and went away with smiles on our faces.  Instead of trying to hit the ball so hard go to net after the serve return, and hold the paddle flat and let the ball go back to net in the middle of the court.  And, while serving keep the paddle straight because when you angle the paddle, the ball usually goes out of bounds.

We all wished each other a Happy Thanksgiving with our families and would miss Ladder on Thursday.

What’s so good about Pickleball is the laughing and fun that goes with the game.

Because of the upcoming Thanksgiving Holiday, fewer players came; however,   Sam, Janet, Nancy, and Sandra were there with new racquets. We played non-stop for an hour.

My court positioning became much better this week, and the ability to score made more sense.

Sam mentioned going to Pickleball novice ladder on Thursday.  Taking Sam’s advice, I checked out ladder on the pickleball website http://grandpickleball.org/pmach/ladder_rules.php.  The novice ladder captain is Vic where his telephone number and email is listed.  After, I called Vic he arranged for me to come to my first ladder on Thursday at 12N.

A total of six players came to ladder.  Vic took Jim and me, the odd two players to another court, and gave us a great lesson to coach us on volley techniques and strategy. For example when the other person serves, you return a soft lob in the air instead of hitting the ball hard.  The other players aren’t expecting this shot and have a hard time returning the ball.  Of course returning a ball down the middle of the court is difficult as well.
