			<content:encoded><![CDATA[<p>HOW  TO SELL A HOME WHERE THE FURNITURE BECOMES PART OF THE SALE.  The furniture is harder than the sale of property, because of the emotional ties to art, artifacts, kitchen items including expensive coffee makers.  As a Realtor, I have found that the best way is to carry an iphone, and a digital camera. </p>
<p>Just like when you have an online Chase Bank account and take a picture of your check.  I take pictures of invoices for furniture, work done on property.  And, if the light is OK, I can take unlimited pictures and email from my phone.  If, the light is poor I use my Kodak easy share digital camera, and my video kodak cam.  These days the cameras are so small, and the pictures are so good!</p>
<p>I take a furniture inventory of every piece of furniture ,art work, pots and pans, every kitchen drawer, pull out, pantry, and the like.  This works well for someone selling who lives in another town.  And, when a client is on the road, business or pleasure, I send the pictures to their ipad, and walk through the home and the Seller tells me what they will be taking for personal items.</p>
<p>Then, the best way is to take those items and put them in the master walk-in closet and close the door.  If, the Buyer doesn&#8217;t see the personal items, and art work they will accept the furniture inventory.  Nothing is worse then a Buyer who commands that they will not buy the home if an artifact is not included in the sale.  Or worse yet, they want the price of the home reduced for items taken.  Many deals fall apart over trying to sell the contents of the home with the sale of the home. </p>
<p>In our area this happens a lot when people are buying a second home.  Or our CANADIAN neighbors who find it attractive to buy the furniture to save their play time not having to shop.</p>

<p>It goes like this, &#8220;One day Bill Atkinson burst into Texaco Towers all excited.  He had just come up with a brilliant algorithm that could draw circles and ovals onscreen quickly.  The math for making circles usually required calculating square roots, which the 68000 microprocessor didn&#8217;t support.  But Atkinson did a workaround based on the fact that the sum of a sequence of odd numbers produces a sequence of perfect squares (for example 1 + 3 = 4, 1 + 3 + 5 + 9, etc). </p>
<p>For more exciting news about how these young guys changed the world to a new way of living, I recommend this book.  It&#8217;s a must read and should be shared in your book clubs.</p>
