Q. Before listing my home, what issues should I be concerned about?
A. Here are some issues I recommend addressing before you list your home:
- Clean out your closets and weed out what you do not use.
- Paint the interior of your home light and bright—“Builder’s Beige” works.
- Clean up all areas of landscaping. Remove all empty pot and old stakes. Additionally, plant new plants where black water lines stick out of the ground. Dig up old tree stumps. Replace gravel or grass where needed.
- Remove over-scaled furniture from the traffic pattern which makes the room look larger.
- Resolve any repairs before you list your home.
- Include an upgrade sheet which includes tile, carpet, backsplashes, faucets, window coverings, updated A/C and heat, landscaping, pool, water features, and any outdoor kitchen. List the companies and contractors who worked on your property, and provide the invoices.
- Look up the location of your home documents from the builder or purchase of our home, including information such as a plot plan, blueprints, repairs, information on your water heater, roof and appliances, and utility bills. Put this information in a binder and include all warranty information.
- Also, Homeowner Association CC&R’s—call the HOA to check that the home is in compliance. Some HOA’s require applications for exterior paint color change, Kool Deck, TV satellite and more. According to the HOA, landscaping may require a minimum amount of trees and shrubs.
